How Kilbourne Group is Creating An Extraordinary Neighborhood

From 2006 to 2014, Kilbourne Group’s real estate efforts focused on fulfilling a mission to revitalize downtown Fargo and create an active neighborhood that would attract investment. Kilbourne’s projects during this time demonstrated the possibilities of redevelopment and were designed to create high activity and value through each project.

In 2015, Kilbourne Group created its first real estate fund, the Downtown Fargo Real Estate Fund I, which acquired dozens of properties and completed redevelopment and urban infill projects. The Fund’s strategy was to redevelop equal parts retail, office, residential, and hotel in an effort to drive vibrancy and a mix of uses that creates resiliency. The result of the community’s efforts to revitalize downtown Fargo is more people on the sidewalks enjoying the city than ever.

From Parking Lot to Building

The Downtown Fargo Real Estate Fund was created as a 10-year Fund, which is nearing the end of the 10-year period. We are now in the disposition stage of the fund portfolio. Properties for sale include future redevelopment opportunities, as well as fully leased and stabilized projects, all in the downtown Fargo Opportunity Zone, which allows for capital gains tax advantages.
